Renting rooms to UPM students? Make the unit low-maintenance first

The short answer: before the first batch of tenants moves in, spend on four unglamorous things — stainless floor-trap strainers, decent quarter-turn taps, washable paint and enough proper sockets. A rented terrace or apartment near UPM — Sri Serdang, Seri Kembangan, Taman Universiti Indah and around — runs at close to hotel occupancy: four to six adults, showers in rotation morning and night, cooking and laundry in shifts. Fittings chosen for a family of four wear out faster than the rent replaces them.
What actually breaks in student units
From repair call-outs to student rentals around the UPM belt, the same list repeats:
- Floor traps matted with hair — reliably, every semester. One shared bathroom in a room-by-room let works about three times harder than in a family home, because nobody in the house owns the problem.
- Snapped tap handles. The shiny zinc-alloy taps that come with cheap renovations shear off at the handle within a year or two of heavy use.
- Overloaded extension strips. A kettle, a rice cooker and a fan running off one four-way in a bedroom is the standard setup when the room has a single socket. The fix is more sockets, not house rules nobody follows.
- The washing machine area. A machine running daily loosens hose connections and wears the tap; white crust on the fittings means it has been seeping for months.
- Locksets and hinges cycled by a new set of tenants every year or two.
One pattern worth knowing: student housemates under-report faults. A dripping tap or a slow drain gets lived with until the group chat decides it is unbearable — by then the cheap fix has usually become a bigger one. Appoint one housemate as your single contact, and tell them small reports are welcome.
Durable vs cheap: where the extra ringgit pays

That last row is a landlord trick that costs nothing extra: when every room uses the same lockset model, one spare in the store room fixes any door, and replacing a lost-key cylinder takes minutes instead of a hardware shop hunt.
Sockets beat extension cords
Students will run a laptop, fan, kettle and charger bank in a bedroom whether you approve or not. Adding a proper double socket per room is the honest fix, and it is not a DIY job: on our projects all wiring work is carried out with our licensed partner contractor, Suruhanjaya Tenaga compliant, typically RM 80–600 per job. The same caution applies to fitting instant water heaters in every bathroom of an older house — have the wiring and ELCB checked first rather than trusting whatever the previous owner left behind.
Work with the semester calendar
The one scheduling advantage student rentals give you: the breaks are predictable. Keep a running list of small faults during the semester, then book one combined handyman visit — taps, hinges, silicone, regrouting, curtain rails — for the empty weeks between semesters. Bigger jobs like a bathroom refresh (RM 3,000–8,000) fit the long break, so you never lose a month of rent to renovation timing.
Cheap habits that save real money
- Show the contact housemate where the main stopcock is on day one. A burst hose with nobody knowing how to shut the water off is how one flood ruins three rooms.
- Leave two spare strainer baskets in the kitchen drawer; they vanish, and a missing strainer is a blocked trap two months later.
- Walk the unit yourself once a year even with tenants in place — the dripping trap nobody mentioned is always found this way.
