What a rental unit really costs to maintain per year (Serdang landlord guide)

The number first: for a typical rental around Serdang, Seri Kembangan or Balakong — an apartment or older terrace renting at RM 1,200–1,800 a month — budget roughly one month’s rent per year for maintenance in a quiet year, and closer to two months’ rent in a year when a tenant moves out. If your spreadsheet assumes zero, it is not a budget; it is a hope.

What actually breaks in a normal year

After enough call-outs to rental units in this area, the pattern is boringly consistent. It is almost never the big dramatic failure — it is wear items:

  • Taps, bidet sprays and toilet cistern internals. Cheap fittings installed at the last renovation wear out in rotation. Each is small money, but they arrive every year.
  • Clogged drains and floor traps — the most common tenant complaint we see, especially in units rented to groups of sharers.
  • Water heater problems. Elements and ELCBs in daily-use units fail far sooner than in owner-occupied homes with one shower a day.
  • Small electrical faults — a dead socket, a tripping circuit, a fan regulator. All wiring work on our jobs is carried out with our licensed partner contractor, Suruhanjaya Tenaga compliant.

One thing experience teaches you to price in: tenants under-report. A tenant lives with a dripping trap under the kitchen sink for a year because it is not their cabinet rotting. You find out at move-out, when the RM 150 drip has become a RM 600 cabinet-base replacement. This is why a yearly inspection visit pays for itself.

That lands most owners at RM 800–2,000 in a normal year for one unit — before turnover costs.

Turnover years are the expensive ones

When a tenant leaves, the deposit rarely covers what the unit actually needs to show well again: repainting (RM 1,000–2,500 for a typical unit), deep cleaning, curtain rails, regrouting or fresh silicone in the bathrooms, and the small repairs list that accumulated silently. A fast, planned turnover also protects the bigger number nobody writes down: every vacant month on a RM 1,500 unit costs you RM 1,500. Spending RM 2,000 to re-let in two weeks beats saving it and sitting empty for two months.

The big items ticking in the background

Separate from the yearly churn, some costs arrive once a decade and hurt if you have not saved for them: bathroom waterproofing fails with age and heavy use (re-waterproofing runs RM 1,500–5,000), and a tired bathroom eventually needs a refresh (RM 3,000–8,000) to keep the unit rentable at market rate. Putting aside RM 100–150 a month into a sinking fund means these arrive as a plan, not a crisis — and in older Serdang-belt blocks, a leaking bathroom that stains the ceiling of the unit downstairs becomes a neighbour dispute on top of a repair bill.

Keep every receipt

Repair and maintenance costs on a tenanted unit are generally deductible against your rental income under LHDN rules, while upgrades and renovations are treated as capital and are not. The practical habit: keep itemised invoices for every job, labelled by unit, and let your tax agent sort the classification. An itemised invoice — which you should be demanding from any contractor anyway — does double duty here.
