Roof leaking? Find the real entry point before paying for repairs

Straight answer: the stain on your ceiling is almost never directly under the hole in the roof. Rainwater enters high up, runs along the underside of the tiles and down the rafters and purlins, and only drips off at the lowest fixing point — sometimes two or three metres from where it actually got in. That is why paying someone to patch the roof “above the stain” is the most common wasted repair we see around Serdang and Kajang: the patch goes on dry tiles, and the leak carries on.
First question: is it even the roof?
Before anyone climbs anything, watch the stain’s behaviour. A roof leak tracks the rain — it darkens during or just after a storm and dries out fully between them, leaving brown tide marks. A stain that stays damp or keeps growing through a dry week is usually not the roof at all: it’s the upstairs bathroom, a water tank, or a pipe. A bathroom leak also tends to leave white, chalky edges where lime leaches out of the floor screed. If that sounds like yours, the fix is re-waterproofing the bathroom floor (honest range RM 1,500–5,000), and no amount of roof work will help.
The usual suspects on a Serdang-belt terrace roof
| Cause | How to spot it | Typical fix |
|---|---|---|
| Cracked tile — often from someone walking the roof (aerial or aircond installer) | Thin daylight line from inside the roof space | Swap a few tiles, RM 150–400 |
| Slipped tile after years of heat cycles | Visible stagger in the tile rows from the ground | Reseat tiles, similar range |
| Cracked cement at the ridge capping | Crumbly mortar lines along the rooftop ridge — the single most common fault on 20–30-year terraces | Re-bed ridge capping, RM 300–900 a section |
| Rusted valley gutter or flashing | Rust stains at the valley line; steel rusts from the underside, so it can look fine from above | Replace the valley, usually mid-hundreds |
| Blocked valley or concrete gutter overflowing inward | Leak only during heavy downpours, fine in drizzle | Clear it — sometimes free, do it before the monsoon |
| Nail holes in a zinc awning extension | Drip lines directly under rusted fixing points | Replace rubber-washer screws or sheets |
How to find the real entry point yourself
- Go into the roof space during rain with a torchlight. This is the one time the leak will show you itself.
- Find the drip, then follow the wet trail uphill along the timber. The first wet point on a rafter or the tile underside is your entry point. Mark it with chalk or tape.
- On a dry day, look for daylight. Pinholes of light through the tiles map cracks precisely.
- Step only on the rafters and battens, never between them — a foot through the ceiling is a bigger repair than the leak. And stay off the roof itself: wet tiles are slippery and old tiles crack underfoot, which is how many of these leaks started.
Even if you don’t fix anything yourself, knowing the entry point changes the conversation with any contractor from “roof repair” to “replace these tiles here” — and the quotes get honest fast.
Why “spray sealant on everything” fails within a year
The cheapest quotes skip diagnosis and coat a whole roof slope in black or silver sealant. It fails fast for three reasons: sealant applied over dusty, unprepped tiles peels under Malaysian sun and the daily expand-contract cycle; it usually never addresses the actual entry at the ridge or valley; and it glues the tiles together, so the next contractor can’t lift and swap the one cracked tile without breaking its neighbours. You pay once for the coating, then again for the proper repair, plus extra for the mess.
What a fair repair looks like
A contractor who names the entry point before quoting is worth keeping. Small tile and ridge repairs sit in the low hundreds, a valley replacement in the mid-hundreds, and if the diagnosis turns out to be the upstairs bathroom instead, budget RM 1,500–5,000 for proper re-waterproofing. We handle this kind of diagnosis-first repair across Serdang, Seri Kembangan, Balakong, Kajang, Bangi and Puchong — our price guide shows the honest ranges before you ever call.
