Bathroom renovation cost in the Klang Valley (2026): the full breakdown

"Berapa harga renovate bilik air?" is the first question in nearly every WhatsApp we receive. The honest answer is a range — because a 30 sq ft common bathroom with standard tiles and a 60 sq ft master bath with a glass shower and smart WC are entirely different projects. Here's how the money actually breaks down in 2026.
The quick answer
| Tier | What you get | Typical range |
|---|---|---|
| Refresh | No hacking — regrout, reseal, new taps, shower, accessories | RM 3,000 – 8,000 |
| Full renovation | Hack to slab, new waterproofing + ponding test, retile, new WC and basin | RM 8,000 – 22,000 |
| Premium | Imported tiles, frameless glass screen, smart WC, niche shelving | RM 22,000+ |
Where the money goes in a full renovation
For a typical 35–45 sq ft bathroom in a Serdang-area terrace house:
- Hacking & disposal (RM 1,000 – 2,500): stripping tiles, old fittings, and carting the rubble away. Access matters — an upstairs bathroom in a narrow terrace costs more to clear than a ground-floor one.
- Waterproofing (RM 1,000 – 2,500): the most important line in the quote. Membrane across the full floor, turned up the walls, and a 24-hour ponding test before tiling.
- Tiling (RM 2,500 – 6,000): materials RM 3–15+/sq ft depending on local vs imported porcelain; installation RM 10–30/sq ft. Larger tiles look premium but need a flatter substrate — that prep is part of the cost.
- Sanitary ware & fittings (RM 1,500 – 8,000): WC, basin, taps, shower set, accessories. This is the widest range — a reliable local-brand WC is RM 400; a smart WC is RM 2,500+.
- Plumbing & electrical works (RM 800 – 2,500): repositioning pipes, new heater point (licensed electrical work), floor trap adjustments.
The three corners contractors quietly cut
- Skipping the ponding test. Saves them a day; costs you a leak two years later, after the warranty conversation has gone quiet. Insist on it in writing.
- "Waterproofing" only the shower corner. The whole wet-area floor needs membrane, turned up every wall — water travels.
- Quoting lump sums. "RM 15,000 all-in" hides what you're getting. An itemized quote lets you compare properly and cut what you don't need. Every quote we issue is itemized line by line.
How to keep the cost down without regretting it
- Keep the WC and basin in their current positions — moving soil pipes is expensive
- Spend on waterproofing and tiling workmanship; save on accessories you can upgrade later
- Local porcelain tiles have closed most of the quality gap with imports
- Renovating two bathrooms? Doing them together saves mobilization cost — but keep one usable at all times
A full renovation takes 7–10 working days including the ponding test. Anyone promising 4 days is skipping something you'll pay for later.
