Blocked gutters and downpipes: the rainy-season leak nobody suspects

If brown stains show up on your ceiling only after heavy rain — and always near the edge of the room, against an outside wall — the culprit is very often not the roof tiles. It is a blocked gutter or downpipe overflowing backwards into the eaves. Every rainy season around Serdang, Seri Kembangan, Kajang and Bangi we meet owners who have repainted the same ceiling two or three times, or paid someone to shuffle roof tiles around, when ten minutes with a ladder and a hose would have shown the real problem sitting in the gutter.

How to tell a gutter leak from a roof leak

A cracked or slipped tile leaks in almost any rain, including a light shower, and the stain usually appears somewhere out in the middle of the ceiling, below the damage. A blocked gutter behaves differently. It only overflows in heavy or prolonged rain, because that is when water arrives faster than the half-blocked outlet can swallow it. The excess spills over the back edge of the gutter, runs into the eaves and roof space, and soaks the ceiling from the edge inwards.

So ask yourself two questions. Does it leak only during proper downpours, never in drizzle? Is the stain near the wall rather than mid-room? Two yes answers point firmly at the gutter.

What actually blocks gutters here

Leaves, obviously, if you have trees nearby. But the blockages we clear most often in this area are not leaves. After any renovation — yours or your neighbour's — gutters collect cement droppings, tile fragments and offcuts that set hard around the downpipe mouth. Add the odd shuttlecock or sepak takraw ball, and roof dust that washes down and settles as sludge exactly where the gutter meets the downpipe. On terrace houses, the trouble spot is usually the junction where a kitchen-extension roof meets the original roof: a narrow metal box gutter that nobody can see from the ground and nobody has looked at since the extension was built.

Signs it is the gutter, not the tiles

• Stains grow only after heavy or long rain, never after a short shower
• The stain sits near the ceiling edge or the top of an outside wall
• During a storm, water sheets over the side of the gutter instead of coming out of the downpipe
• The downpipe runs at a trickle during rain, or is completely silent
• A green or black streak, moss, or even small plants on the fascia board or wall below one spot

Clearing it yourself, safely

1. Work only from a ladder, and only if the gutter is single-storey height. Never climb onto the tiles — roof falls are how gutter cleaning turns into a hospital visit.
2. Scoop out debris by hand with gloves, working away from the downpipe, not into it.
3. Flush the gutter with a hose and watch the bottom of the downpipe. A strong, steady flow means you are done.
4. If the downpipe itself is blocked, flush from the top; if that fails, it can often be rodded from the opening at the bottom.

Do not leave it too long

A plaster ceiling that gets soaked repeatedly will eventually sag, and can come down in one piece. Constant overflow at one corner also keeps the wall below permanently damp, which shows up indoors as the peeling paint and mould people often mistake for failed waterproofing.
