Ceiling below your toilet is leaking? Causes, costs and the proper fix

If you live in a double-storey house around Serdang, Seri Kembangan or Kajang, you've probably seen it in someone's home: a brown ring on the ceiling directly below the upstairs bathroom, paint bubbling, maybe a drip during heavy use. It's one of the most common problems we get WhatsApp photos of — and one of the most misdiagnosed.

It's almost never the tiles

Tiles and grout are not what keeps water out of your floor. Underneath the tiles sits a waterproofing membrane — a layer applied to the concrete slab before tiling. In most Malaysian houses this membrane was applied once, when the house was built. Twenty or thirty years later, it has cracked, worn through, or was never applied properly in the first place.

Once the membrane fails, every shower sends water into the concrete slab. The slab absorbs it, and it eventually finds its way out — through the ceiling below.

Why patching rarely works

The tempting fix is to regrout, apply a surface sealer, or paint the ceiling below. Sometimes a nano-coating over the tiles buys you one to two years if the failure is minor. But if water has been coming through for months, the membrane under the tiles is gone, and no surface product can reach it.

The proper repair sequence is:

1. Hack up the existing floor tiles in the wet area
2. Make good the screed and check the falls toward the floor trap
3. Apply a new waterproofing membrane, turned up the walls, corners reinforced
4. Ponding test — flood the floor for 24 hours and confirm zero seepage below
5. Retile and reinstall the sanitary fittings

The ponding test is the step most contractors skip, because it adds a day. It's also the only way to know the leak is actually fixed before the tiles go back on. What it costs in 2026

Repainting the ceiling before fixing the leak is money thrown away — the stain returns within months. Fix upstairs first, then repair the ceiling once the slab has dried out (allow one to two weeks).

How to tell how bad yours is

• Faint ring, no drips: early stage — you have time to plan, but it won't heal itself
• Bubbling paint or soft plaster: water is pooling — repair soon
• Active dripping or a sagging patch: stop using that bathroom heavily and get it looked at now; saturated plasterboard can come down

One more thing worth knowing: if the leak is coming from a neighbour's unit above yours (apartments in Seri Kembangan and Puchong, this is common), document it with photos before any repair discussion — it changes who pays.
