7 signs your toilet's waterproofing has failed (and what each one means)

Waterproofing is the one part of a bathroom you never see — and in most houses around Serdang, Seri Kembangan, Balakong and Kajang, it's the original layer from when the house was built. A waterproofing membrane has a realistic working life of 15 to 20 years. Many terrace houses in this area are past 25. The membrane doesn't fail with a flood; it fails quietly, and the signs show up one by one. Catch them early and the repair is far cheaper.

The 7 warning signs

  1. Stains on the ceiling below. The classic one. A brown or yellowish ring on the ceiling directly under an upstairs bathroom means water is already passing through the slab. This is not an early sign — by the time it appears, the membrane has usually been gone for months.
  2. A musty smell that cleaning doesn't remove. If the bathroom smells damp an hour after you've scrubbed it, the moisture isn't on the surface. A slab that never dries out holds that smell permanently.
  3. Popped, lifted or hollow-sounding tiles. Tap your floor tiles with a coin. A sharp click is fine; a dull, hollow knock means the tile has debonded — often because moisture underneath is working on the adhesive.
  4. Grout mould that comes back within weeks. Everyone gets grout mould eventually. But if you bleach it clean and it's black again in two or three weeks, moisture is feeding it from below, not above.
  5. Bubbling or flaking paint on the wall behind the bathroom. Water doesn't only travel down — it tracks sideways through brick. Check the bedroom or corridor wall that backs onto the shower.
  6. Swollen skirting or cabinet bases in the next room. Laminate skirting and wardrobe bases against a bathroom wall swell and lift when the wall stays damp.
  7. White powdery deposits (efflorescence). Those chalky white streaks on a wall or ceiling near the bathroom are minerals left behind by water moving through concrete. Wipe them off and they return — because the water keeps coming.

When is regrouting enough?

Honest answer: only at the very early stage. If your only symptom is stubborn grout mould or slightly darkened grout lines — no smell, no stains below, no hollow tiles — then regrouting plus a nano-coating over the wet area can buy you one to two years for a few hundred ringgit. It's a legitimate stopgap and we do offer it.

But if you have sign 1, sign 3, or any three signs together, the membrane under the tiles has failed. Grout is not waterproofing — surface products can't reach a membrane that sits beneath the tile bed. Patching at that stage means paying twice.

A proper re-waterproofing job always ends with a ponding test — the floor is flooded for 24 hours and the ceiling below checked for any seepage before a single tile goes back on. What to do this week

  • Do the coin tap test on your wet-area floor tiles and note any hollow spots
  • After someone's long shower, check the ceiling directly below with a torch
  • Photograph any stains now — comparing photos a month apart tells you if it's active
  • If you're seeing two or more signs, get it inspected before planning any cosmetic work

One reassurance: a concrete slab absorbs a lot of water before anything dramatic happens, so early signs mean you have time to plan and budget properly — not that your bathroom is about to give way. The mistake isn't waiting a month; it's repainting the ceiling every year while the slab upstairs stays wet.
