Bathroom wall tiles: half height or full height? Cost and upkeep compared honestly

Small Malaysian bathroom with light tiles on the lower half of the wall and painted plaster above, showing grey damp marks near the ceiling above the tile line

Straight answer: if your bathroom gets a daily shower — especially if it has no window — tiling the walls all the way to the ceiling is worth the extra money, and the extra is smaller than most people expect. Within a standard RM 3–8k bathroom refresh, going from half-height to full-height tiling typically adds around RM 800–2,000, depending on the size of the room and the tile you pick. Half-height tiling still earns its place, but only where the walls stay genuinely dry: a separate WC, a powder room, or a budget rental toilet with no shower.

Most terrace houses around Serdang, Seri Kembangan, Balakong and Kajang were handed over with tiles up to about 1.2–1.5 metres and paint above. That spec made sense in the bucket-and-dipper era. Once a heated shower goes in, it is the painted upper half of the wall that ages first — and keeps ageing no matter how often you repaint it.

What actually happens above the tile line

Steam from a hot shower rises, hits the cooler painted plaster and ceiling, and condenses there every day. In a windowless middle bathroom the moisture has nowhere to go, so within a year or two you get the familiar grey mould band just above the tiles, then flaking paint. Repainting fixes the look for a while, but you are repainting a wall that gets steamed daily — most owners we meet are on a two-to-three-year repaint cycle they never planned for.

Two things we only learned from the hacking side of the job. First, the plaster above old half-height tiles is almost never flat — the original plasterer only finished neatly where tiles were going, so tiling that upper section later means skimming or re-screeding it first. That is why “we'll upgrade to full height next time” always costs noticeably more than doing it in one go. Second, the exposed top edge of half-height tiles forms a little ledge that collects dust and sticky bathroom grime; in a twenty-year-old house you can run a finger along it and feel every one of those years.

Where half-height genuinely makes sense

  • A separate dry WC or powder room with no shower — the walls only ever catch splashes.
  • An outside or back-of-house toilet that gets occasional use.
  • A tight-budget rental unit, where tiling the shower zone to full height and the rest to half height is a sensible compromise.
  • When the budget is simply tight — we would rather you put the difference into proper waterproofing and a correct floor slope than into tiles above eye level. Pretty upper walls over a failing floor is the wrong order to spend money in.

The junction detail cheap quotes skip

If you do go half-height in a room that sees any steam, the tile-to-paint junction needs a proper finish: a capping strip, a bullnosed top row, or at minimum a clean sealed edge. Some quotes just stop the tiles and let the paint meet the raw edge. Condensation runs down the painted wall, sits on that joint, and that is exactly where the paint blisters and the first mould line appears. It is a small line item, so ask whether it is in the quote — its absence usually tells you how the rest of the job will be finished.

Our honest take

If you are renovating a shower bathroom now, tile to the ceiling. The hacking, waterproofing and setting-out cost the same either way; the extra is mostly the tile itself plus roughly a day more laying. You can see how this sits inside our price guide, and what a refresh covers under services. If a quote for full-height tiling lands far above these ranges, ask which tile was priced in — sometimes the answer is a genuinely premium tile, and sometimes it is just padding.
