Monthly maintenance checklist for F&B outlets

Here is the short version: the failures that force an F&B outlet to close for a day are almost always grease, water, heat, electricity or a door — and every one of them gives weeks of warning before it lets go. The checklist below is the one we work through on maintenance visits to shoplots around Kajang, Puchong and Seri Kembangan. Print it, stick it on the kitchen wall, and put a name next to every line.

Why breakdowns always pick the busy weekend

Equipment does not fail randomly; it fails under load. The drain that has been getting slower for a month finally backs up during Saturday lunch service, because that is exactly when the most oil, rice and detergent goes down it. A maintenance schedule is not about tidiness — it is about moving the failure to a quiet Tuesday morning, when the fix is cheap and no customers are watching.

Weekly: five minutes, no tools

  • Open the grease trap lid. Our rule from years of plumbing call-outs: if you can smell the trap from the dining area, grease has already gone past the baffle into the drain line beyond it. In an older shophouse row that blockage then builds in the shared line, and it becomes a five-tenant argument about whose problem it is. Scoop or schedule the emptying by the calendar, never by the smell.
  • Pour a jug of water into every floor drain — kitchen, store room and the customer toilet. The trap under each drain only blocks sewer gas while it holds water, and in an air-conditioned shop that water can evaporate in under a week. The "sewer smell" that greets you after a long Raya closure is almost never a blockage; it is dry traps, and a jug of water fixes it in seconds.
  • Swing the toilet door hard. Moisture kills hinges and door closers faster here than anywhere else in the shop. A customer toilet door that will not shut properly is the cheapest thing people silently judge you for.

Quarterly or twice a year

  • Professional grease trap and drain line service — a proper clear of the run to the main, not just the trap box.
  • An electrical once-over of the kitchen circuits. A kitchen full of high-draw appliances running on decades-old shophouse wiring is the single most common thing we flag in Kajang and Puchong shoplots.   • Roof and gutter check before the year-end monsoon if you occupy a top-floor or standalone unit.

What skipping it actually costs

  • Clearing a blocked drain line: RM 100 – 500, plus whatever a closed Saturday costs you.
  • Socket and circuit repairs: RM 80 – 600 through our licensed partner.
  • A customer toilet that has gone too far to patch: a refresh runs RM 3,000 – 8,000.

One lost weekend of trade usually costs more than a whole year of five-minute checks. That is the honest arithmetic.
