Buying a subsale house in Serdang? Check the toilets first

Here's the blunt version: most terrace houses on the subsale market around Serdang, Seri Kembangan and Balakong were built in the 1990s or early 2000s, and the waterproofing under their bathroom floors was never designed to last this long. Unless the seller can show you the bathrooms were properly redone — not just retiled — assume the membrane is at or past the end of its life. That one assumption should shape how you view the house and what you offer for it.
Why the toilets matter more than the kitchen
Buyers walk in and study the kitchen and living room, because that's where the money shows. But cosmetic work is cheap to put right; a failed bathroom is not. A bathroom that leaks into the ceiling below can't be patched with paint — the floor has to come up, the waterproofing redone, a 24-hour ponding test passed, and only then does the tiling go back. That's why the bathroom is the most expensive small room in the house: a proper full renovation runs RM 8,000 – 22,000, and even targeted re-waterproofing is RM 1,500 – 5,000 per bathroom. Finding this out after signing is an expensive surprise; finding it during a viewing is a negotiation card.
The 10-minute bathroom check during a viewing
- Stand under every upstairs bathroom. Look at the ceiling directly below it. Brown rings, bubbling paint or a sagging patch mean the leak has already happened. One suspiciously fresh patch of paint on an otherwise tired ceiling is a classic pre-sale cover-up — we see it constantly on inspection call-outs.
- Tap the floor tiles. Knock with a knuckle or a coin. A well-bonded tile sounds dull and solid; a tile that has separated from its bed rings hollow. A few hollow tiles around the shower area is the earliest visible sign the floor is moving — and usually the first place water gets underneath.
- Read the grout. Blackened, crumbling or missing grout around the floor trap and toilet base shows where water has been sneaking in for years.
- Flush and run everything. Flush the toilet, open every tap, run the shower. Weak flow, slow drainage or gurgling from the floor trap point to pipe problems — usually a RM 100 – 500 fix, but worth knowing before you make an offer.
- Use your nose. A musty, damp smell that survives an open window means moisture trapped where it shouldn't be. A brief sewer whiff that clears quickly is often just a dried-out floor trap in a house that's been empty — a cheap fix, not a dealbreaker.
- Check the water heater. An original heater from the 90s with no visible ELCB protection should be replaced on day one. Budget for it, and have the wiring checked — electrical work like this we carry out with our licensed partner contractor, Suruhanjaya Tenaga compliant.
Three questions for the agent or seller
- When were the bathrooms last renovated — and was the waterproofing redone, or just the tiles? Retiling over a dead membrane is very common and solves nothing.
- Any history of leak complaints from the downstairs neighbour? Crucial for apartments and townhouses in Seri Kembangan.
- Can they show photos or receipts of the work? A contractor who did the job properly leaves a paper trail — ours includes the ponding-test photos.
