Balcony waterproofing for terrace houses: the forgotten leak source

If the ceiling of your car porch has brown rings, bubbling paint or flaking patches, the first suspect is sitting right above it: the balcony. In most terrace houses around Serdang, Seri Kembangan, Kajang and Bangi, the small balcony over the porch was waterproofed exactly once — when the house was built 20 or 30 years ago — and never touched again. The fix is re-waterproofing, typically RM 1,500–5,000 depending on size and method, and it beats repainting the porch ceiling every year for the rest of the house's life.

Why the balcony fails before your bathroom does

A balcony has a harder life than any bathroom. It bakes in the afternoon sun, then gets hammered by a thunderstorm an hour later. That daily expand-and-contract cycle opens hairline cracks in the screed that indoor floors never suffer. Many older terraces in this area were also finished with little more than a waterproofing compound mixed into the screed — no proper membrane at all — so once cracks appear, rainwater goes straight through the slab.

Here is the part most owners get wrong: the leak is almost never in the middle of the floor. Water gets in at the edges — the junction where the floor meets the parapet wall, the door threshold into the bedroom, and around the little scupper drain that lets rainwater out. Those are the spots where movement is greatest and where the original waterproofing, if there was any, was thinnest. It is why smearing sealant over the visible floor cracks so often changes nothing.

Signs your balcony is the culprit

  • Brown or yellowish stains on the porch ceiling, often rings that grow after rain
  • Porch ceiling paint bubbling, powdering or dropping off in flakes
  • Fine map-like cracks across the balcony floor, or tiles that sound hollow when tapped
  • Water still pooling on the balcony an hour after the rain stops
  • Moss or black streaks along the parapet wall edges
  • A damp smell, or a rusting door frame, in the room the balcony opens from

Two checks you can do this weekend

First, clear the scupper drain. Leaves and grit collect in that one small outlet, and a blocked balcony fills up like a shallow pool during a storm — sometimes what looks like a failed slab is really just water rising over the door threshold or the parapet joint because it has nowhere else to go. Clearing it costs nothing, and it resolves more "leaks" than people expect.

Second, run a simple ponding test. Block the drain with a rag inside a plastic bag, add water to about 2–3 cm deep, mark the level with tape, and leave it for 24 hours. If the porch ceiling shows a fresh damp patch the next day, the waterproofing has failed — no guesswork needed. This is the same 24-hour test a careful contractor runs on new waterproofing before tiling over it; you are simply running it in reverse.

That last row is the trap many owners fall into. Fresh paint hides the stain for a while, but the water keeps travelling through the slab and rusting the reinforcement bars inside it. Rusting steel expands, and eventually the concrete underneath cracks and spalls off in chunks — at which point a few-thousand-ringgit waterproofing job has become a structural repair. If you have repainted the same patch twice, stop painting and fix the source.

What a proper re-waterproofing job includes

  • Floor falls corrected so water actually runs to the scupper, not the door
  • Membrane turned up the parapet wall at least 150 mm and carried into the door threshold — the edges, because that is where balconies leak
  • The drain outlet sealed as a detail, not just membrane painted around a hole
  • A 24-hour ponding test passed before the protective screed and tiles go on
